Purpose

and Policy 16.

Content
Unanimously agreed (1) to hear request to speak,
(2) that authority to Grant Full Planning Permission be delegated
to HofP
subject to appropriate planning conditions to
include (a) the proposed fence along the north-western boundary,
and (b) the issue of biodiversity, and (3) that the application is
not a departure and is in accordance with NPF4 and Aberdeenshire
Local Development Plan 2023 and Policy P1 as the scale and design
of the proposed dwellinghouses are suitable and will not have an
adverse impact on the surrounding area.
In relation to Policy P3, the proposed site is a gap site, not
greenfield, and in relation to Policy 14 the proposal will
provide two quality homes in an area which is not a Conservation
Area and where house designs are already diverse
