With reference to the Minute of Meeting of 7
May 2024 (Item 5), there had been circulated a report dated 6
August 2024 by the Director of Environment and Infrastructure
Services, requesting Members’ consideration of an application
for Full Planning Permission For Erection of Dwellinghouse at Land
To East Of Strathmohr Lodge, Longmanhill, Banff, recommended for
refusal as contrary to the Local Development Plan and National
Planning Framework 4, returned for consideration following a site
visit held on 21 May 2024.

10.1 REFUSE for the following reason:-
 
1. 
The proposal does not comply with both the relevant policies of the
Aberdeenshire Local Development Plan 2023 and the National Planning
Framework 4. While the proposal meets with all of the relevant
technical matters of ALDP23 and NPF4, and is of a suitable design,
the proposal cannot be supported in principle as there is no policy
justification for a dwellinghouse at this site, therefore the
proposal is contrary to Policy R2 and E2 of ALDP23 and Policy 17 of
NPF4 and the siting elements of Policy P1 of ALDP23 and Policy 14
of NPF4.
