To authorise estates officers to prepare a
side letter providing consent for a beach sauna to be located
within their leased demise area in exchange for an additional rent
of £350pcm.

The side letter would run in tandem with their lease and the income
stream would remain all the time a beach sauna is on site.

Reasons for the decision

This decision is in accordance with our
disposal policy, as documented within ADC Asset Management
Strategy.

Putting in place this side letter provides the Council with a new
income stream of £4,200pax without any associated capital
required, nor risk as it is on our tenants existing demise.

Alternative options considered

N/A as the tenant approached estates officers
having seen the marketing for various beach sauna locations along
the district’s sea front.

Putting this in place would provide Littlehampton with its first
beach sauna. Other locations in Littlehampton were explored under
permitted development, however due to the proximity of beach huts,
other local businesses, restrictions with access and high levels of
footfall have made other locations unviable.

This opportunity not only provides a new income stream it also
provides a permanent solution for members of the public to access a
beach sauna, along with being able to use the beach
café’s amenities i.e. adults changing in public places
and the use of onsite toilets. This would all be captured within
their planning permission and the risk sits with the tenant.
