To instruct Legal Services to prepare the
lease, review any proposed amendments and, with Property &
Estates Surveyor engagement, complete the lease.

Reasons for the decision

This decision is in accordance with the
council’s disposal policy, as documented within ADC Asset
Management Strategy.

The depot has been on the market via Crickmay Chartered Surveyors
since 25 July 2025, following the financial restructuring of the
former tenant Parkers Building Supplies terminated their
lease.

Crickmay Chartered Surveyors identified Easy Crate Ltd/ ta UK Cube
who are a self-storage company. They have viewed on a number of
occasions and having met with council officers to review the
planning history of the site it was quickly identified that the
site did not have the adequate planning consent for them to be able
to operate their business from. The site has a very restrictive
planning consent which would only suit another builders’
merchant.

Heads of terms have been agreed on a conditional basis for the
prospective tenant to submit a planning application with no
additional cost burden placed on the council. The other main
benefit of transacting with UK Cube is that they will take on the
depot in its existing condition including the miscellaneous
fixtures and fittings, which saves the council the need to clear
the premises.
