To instruct legal to prepare a new 12 month
licence to document the occupation of Unit 4 Enterprise Units
Durban Road Bognor Regis by Arun Arts.

Reasons for the decision

This decision is in accordance with our
disposal policy, as documented within ADC Asset Management
Strategy.

Food waste collection has been added to the waste contract which
relies upon the waste contractor expanding their use of the Harwood
Depot which means the parking services contractor vacating. The
parking services contractor is relocating to The Studio on Fort
Road East which was being temporarily occupied by Arun Arts for
storage during theatre refurbishment works.

Unit 4 forms part of our commercial portfolio and was suitable to
store Arun Arts equipment and was vacant at the time of the
relocation. This has meant that the potential income from a
commercial tenant has been put on hold. This may have produced up
to £8,500pax. There were no other suitable options within ADC
portfolio. This option is the most economically advantageous.

Alternative options considered

a) Leasing in space via the private sector.
This was initially considered, but then discounted. The cost would
have been in excess of £15,000pa.
b) Use of storage containers in conjunction with the stables at
Fort Road site. This was discounted as the items Arun Arts have
stored are perishable and susceptible to bad weather conditions.
The stables are not currently fit to be occupied, nor safe for
tenant occupation within significant investment by ADC.
