Decision Made:
It is
recommended that a new 35 year lease be granted to Chorley FC,
contracted out of the security of tenure provisions of the Landlord
and Tenant Act 1954 pt. II.
Reasons for decision:
A new, extended lease will
provide the tenant with a sufficient lease period to justify their
proposed future improvements, and also allow the tenant to apply
for larger levels of grant funding.
OtOtOther options considered and
rejected:
Do nothing. The tenant’s
existing lease would continue, which has under 9 years remaining.
This is insufficient for the level of grant funding the tenant
requires and is not long enough for the tenant to justify their own
proposed investment in the ground.
