Purpose

This Bothy is in the grounds of Cusworth Hall,
it is Grade II listed building and of historical and cultural
interest. Following concerns about the safety of the building a
structural survey was commissioned and the following works were
advised to be completed within 6 months to ensure the safety of the
Bothy at Cusworth Hall until further decisions are made regarding
its future use:
• Remove the brickwork supported by a roof truss.
• Check for any water ingress through the roof during
rainfall. Employ a timber specialist to advise on the extent of rot
to the truss in the living accommodation and any other areas where
there is evidence of leakage and water staining.
• Replace/repair the rotten floor joist over the garage.
• Remove the Acrow prop from the garage. Consider the
probability of a significant impact causing the failure of the
steel posts in the garage and, if considered high, remove the posts
and install new steel beams.
• Remove the corroding fixings in the stone mullion.
• Connect the drainage at the front to the underground
system
• Tie the front elevation back to the internal walls and
check/repair arched lintels, lintels over internal walls and
pulling out of timber beams from the front elevation.
• Make good the masonry/lintels to the rear small alcove and
the external attached wall.
Further works are likely following the results of a timber survey.
An estimate of these costs is included in the amount of the
bid.
There is insufficient revenue budget to meet the cost of these
repairs, so a request has been submitted and supported for use of
capital funding.
