Purpose
The property is situated in Denaby Main
adjacent to the cemetery and Fullerton House and to the rear are
allotments. The property is a traditional 2 storey brick built
building under a pitched tiled roof.
Internally the property was fully refurbished for use as a
children’s home, having 5x bedrooms and many other rooms
including playrooms, a kitchen, 2x lounge areas and 3x additional
adaptable spaces. The garage to the property was also converted to
provide a kitchenette, toilet and a lounge area.
36, Tickhill Square was built in approximately 1995 by the Council
as a Childrens Home. It was then taken over by DCST when they were
established. In July 2019 DCST vacated the property due to their
Future Placements Strategy and declared it surplus to their
requirements. The building has been offered to public sector
partners but did not generate any interest.
The property went to Assets Board (Strategic Decision-Making Group)
where it was agreed to sell by auction. Local ward members had
concerns about the property becoming an HMO so it was pulled from
the planned 2021 auction. We then had interest from the Housing
Adaptions team and a few months later Doncaster Childrens Services
Trust (DCST). After approximately 10 months the Children’s
Trust pulled out of taking on the building due to cost implications
to bring the property up to a condition to meet their needs.
It was then agreed at Asset Board to advertise the property and
sell by informal tender to control the future use. It was marketed
with a closing date of 27th July 2023. The highest offer was for
£****** plus fees from ****** for use as a single private
dwelling. This is the preferred use by the ward members.
The conveyance will restrict the use to C3 only within S33 Local
Government (Miscellaneous Provisions) Act 1982 which allows the
authority to enter into a covenant over any land in our area
without necessarily having a neighbouring property to benefit
The property will provide capital funding that will contribute
towards delivery of the Councils Capital Programme.

ALTERNATIVE OPTIONS CONSIDERED AND
REJECTED
Option 1 – Retain property
As the property is not needed for service delivery or for housing
stock there is no need to retain. It is starting to look untidy and
this is not good for the community. As it is in a privately owned
residential area the Council will start to receive complaints re:
the condition of the property should it not be sold shortly.
Option 2 – Sale by informal tender
Having received a high level of interest and number of competitive
bids it is believed that the preferred bid represents best value
and there is no market intelligence available to suggest that a
further marketing of the site will achieve a higher sale price.
This option would also involve additional Council marketing
expenditure and would delay any capital receipt.
