Resoled that Full Planning
Permission be GRANTED for the “Change of use of single
family dwellinghouse (Use Class C3) to six (6) bedroom HMO with a
maximum capacity of six (6) persons (Use Class C4) with associated cycle parking and bin
storage.
 
Subject to the conditions set
out at Appendix 2 of the report, to be detailed in the notice of
determination with –
•     
Amendment to Condition 4 – to now state that ‘Prior to
the occupation of the development hereby approved, notwithstanding
those submissions hereby approved, full details of secure refuse
storage units, so as to store five (5) 240L waste bins (2x240L
recycling, 2x240L refuse and
1x240L green waste bins) shall be
submitted to , and approved in writing
by, the Local Planning Authority. Details should include location,
plan and elevation drawings of the storage, as well as the proposed
materiality of the bin storage units.
 
The storage and recycling facilities shall in all respects be
constructed prior to the occupation of the development hereby
approved and in accordance with the approval details and maintained
for the lifetime of the development.
 
And the additional conditions
requiring:
•     
Submission of a Management Plan, including details of the provision
of a 24 hour contact number, the weekly building checks, prior to
occupation.
 
That the Assistant Director
(Planning & Building Control) be authorised to make any minor
changes to the detailed wording of the recommended conditions as
set out in Appendix 2 of the report, where the Assistant Director
(Planning & Building Control) considers it appropriate, before
issuing the decision notice.
