Resolved that consent be
refused for
the demolition of existing warehouse building at 25 Wellington Mews
and construction of a new two storey + basement dwellinghouse (Use
Class C3) with pitched roof and two (2) box dormers, containing two
bedrooms. Associated refuse storage, cycle parking, external
alterations, private external amenity space, and rooflights on both
sides of roof pitch. Six (6) streetlamp posts proposed along
southern side of Wellington Mews.
That the grounds for refusal of
the proposed development were by reason of –

the poor outlook afforded to the ground
floor due to its proximity to the adjoining car park
and inadequate access along Wellington Mews, it is
considered that the proposal would not afford an acceptable quality
of accommodation to prospective residents

its unsympathetic design would fail to
positively respond to local distinctiveness and would cause harm to
the character of the application site and the wider surrounding
area.
·
a residential use (noise sensitive use), by
reason of the proximity to adjoining commercial premises and
constrained nature of Wellington Mews and
also construction vehicles to access the application
site, would cause harm the continued operation of existing
commercial premises, creating a conflict between the existing
businesses and future occupants.

of the proximity of the proposed lighting columns to
adjoining residential occupiers would cause harm to the residential
amenity of adjoining owner/occupiers.
