The Council’s tenant of the above
property has requested that they be given licence to allow the
surrender of their unit having confirmed that the unit is surplus
to their requirements and that the historic debt of £4540.21
is unable to be paid on top of the monthly rent commitments.
The tenant has a rent deposit of £5,700 which will be
retained in full to clear down the historic arrears; cover the
legal fees in dealing with a surrender; insurance premium and the
remainder to go towards reletting fees and any service charge
reconciliation.
The unit is to be returned in good condition. The void period
should be minimal as new terms have been agreed with a new incoming
tenant.
To release the tenant from their lease enabling GBC to relet to a
stronger covenant at the new market rent of £25per ft2.
