To approve the reviewed rent of Bellfields Service Station leased
to Euro Garages Ltd.

In accordance with the rent review provisions of the lease dated
7th September 1984 the annual passing rent of £45,200 p.a.
has been reviewed as of 1st April 2017 to increase to £47,500
p.a.

A subsequent rent review dated 1st April 2022 has also been settled
at the same time with a further increase of the rent to
£48,200 p.a.

The basis of these rent reviews is 20% of the open market rental
value of the Property. This open market rental value has been
determined by the tenant providing its trading figures for both
fuel sales and the food concessions it contains.

The rent arrears created by these reviews will be invoiced upon
completion of the rent review memoranda.

Two rent review memoranda will be completed by both parties to
document the results of these reviews.
