Decision

RESOLVED
that a contract in the sum of £77,614.11 be
awarded to Axis Europe Ltd. (Company Number 01991637)
“subject to contract and leasehold consultation”. The
contractor will be engaged under JCT Intermediate Building Contract
2016.

Reasons for the decision

Undertake the replacement of
roof coverings, rainwater goods and  associated works, are necessary to ensure
the Council meets its obligations to maintain the block and comply
with statutory requirements. They will also contribute to reducing
future maintenance needs and improve thermal efficiency.

Alternative options considered

Do nothing: Withdrawing the work would result in continued
deterioration of the building. While ongoing maintenance would
still be required, the has been stripped and is currently sheeted
by HTS:
 
Partial or Reduced Scope: Undertaking works in phases risks
non-compliance with Building Regulations and increases overall
costs due to site set ups, welfare, other contractor prelims, and
management costs. A full package of works offers greater cost
efficiency.
