Purpose

The Council owns the freehold of St Peter
House 16 Grimwade Street Ipswich IP4
1LP and has granted a five -year lease for the purpose of Education
under section F1(a) of the Town and Country Planning (Use Classes)
Order 1987 to Catch22 Charity Limited. The tenant has been in
operation for several years. This gives the Council the opportunity
to strategically manage the Council’s estate.
 
An independent valuation was obtained
confirming the Market Rent and the investment by the tenant
including improvements to the ground, internal and external
decorations.

Decision

To grant a five
year lease for the purpose of education under section F1(a)
of the Town and Country Planning (Use Classes) Order 1987 to
Catch22 Charity Limited.
 
Reason:
The Council owns the freehold of the land and
the lease gives the opportunity to strategically manage the
Council’s estate. The tenant has been in operation for
several years.
