Planning permission
for application reference 2025/0729/01/HOU was refused for
the following reason.

The property is situated in the Green Belt of Newcastle upon Tyne.
The proposed development, by reason of its massing and design,
would represent a disproportionate addition over and above the size
of the original building resulting in harm to the openness of the
Green Belt and character of the property and area to the detriment
of visual amenity. The proposal therefore fails to accord with the
National Planning Policy Framework and contrary to Policies CS15
and CS19 of the Core Strategy and Urban Core Plan for Gateshead and
Newcastle upon Tyne 2010-30 and Policy DM20 of the Development and
Allocations Plan.
