Salford City Council - Record of Decision
Title: Lease renewal at
Ingleside Birthing Unit, Oakwood Park Salford
I, Tracy Kelly, Statutory
Deputy City Mayor, in exercise of the powers contained within the
City Council’s constitution do hereby;
Approve the lease terms agreed with Bolton NHS Foundation Trust for
continued occupation as set out in the
report.
Note the current
position on the service contract and provision of maternity
services at Ingleside.
Delegate authority to the Executive Director of Place in
consultation with the S151 officer to: negotiate, agree, and
finalise the detailed terms of the transaction.
Authorise the Shared Legal Service to prepare all necessary
documentation and to take all steps which are required to give
effect to the above recommendations.
The reasons:
To regularise continued
occupation by Bolton NHS Foundation Trust following the existing
lease expiring in March 2023.

transaction.

Terms have been agreed for a new 5 year lease
term with iFM Bolton Limited
(Tenant), Bolton NHS Foundation Trust’s (BFT) in-house facilities management company at a
market rent for Ingleside at Oakwood Park.
There are no costs associated with Ingleside to the Council, the
lease payment will contribute to the income line. There are no
further financial implications to the Council in entering into this
lease as the tenant is responsible for all repairs and maintenance
and business rates with the insurance being recharged from the
Council to the tenant as Ingleside will remain on the Councils
block insurance policy.
