That planning permission for an outline
application with all matters reserved except for means of access
for the erection of up to 230 dwellings with public open space,
landscaping, sustainable drainage system (SuDS), main vehicular
access point and secondary access point for emergency vehicles,
pedestrians and cyclists at Land Off Crewkerne Road, Chard,
Somerset, TA20 1HB be GRANTED subject to:
1. The prior completion of a Section 106
Planning Obligation/Agreement and the stated planning conditions
set out in the original officer report on the application attached
as Appendix A considered by the South Area Planning Committee at
the meeting held on 28th Jan 2025.
2. The addition of Drawing 1724/24 rev A (new
footpath link) to the approved plans list under recommended
condition 5.
3. The addition of a new condition to read as
follows: None of the dwellings hereby permitted shall be occupied
until a network of cycleway and footway connections has been
constructed within the development site in accordance with a scheme
to be submitted to and approved in writing by the LPA.
Reason: In the interests of sustainability,
highway safety and in accordance with Policies TA5 TA6 and EQ2 of
the South Somerset Local Plan and relevant guidance within the
NPPF.
4. Prior to occupation of any of the dwellings
hereby approved a new footpath link from the site entrance on
Crewkerne Road to the existing footpath on the northern side of
Crewkerne Road at the Oaklands Avenue junction shall be provided in
accordance with a scheme to be submitted to and approved in writing
by the LPA.
Reason: In the interests of sustainability,
highway safety and in accordance with Policies TA5 TA6 and EQ2 of
the South Somerset Local Plan and relevant guidance within the
NPPF.
