Purpose
The proposal to grant an access
lease to the rear of 6-9 High Street,
Stratford-upon-Avon.
Content
That the Council will grant a
new access lease.
Reasons for the decision
Sheep Street Service Area is
behind the main shopping streets and provides delivery access to
the properties which back on to it, therefore helping to reduce
on-street delivery to the front of the properties.
The lease to the subject to
land expires in 2031 and is subject to a rent which is calculated
by proportion of the rent passing on the retail property which uses
the access.
The tenant has approached the
Council to seek a new longer lease. It
is also intended to amend the review clause with a more simplistic
method of calculation. There is to be a
review in 2031, upward only by CPI by a maximum of 4% and a minimum
of 2%.
Alternative options considered
Agree to grant the
access lease; or
Decline to grant the
new access lease.
