That the Council will grant new
leases for the units.

Reasons for the decision

Tithe Lodge is a development
owned by Orbit Housing in the town centre which is used for social
housing and community facilities.  As
part of the development the Council took a long lease of the three
units in 2013 until 2138.  The purpose
of the units is to provide facilities for the residents of the
town.
 
Leases were granted in 2018, by
the Council as follows. The leases expire in 2025:
 
1&2: Southam Heritage Trust
– to provide museum and educational facilities for the
community at a rent of £5100 per annum.
 
3: Southam Physio – to
provide physiotherapy, accessible in the town centre, at a rent of
£1500 per annum.
 
It is proposed to grant new
leases as follows:
 

Unit
1&2 for seven years from 14.06.2025, at a rent of £1 per
annum (the previous rent payment to be replaced with a maximum
contribution of £5100 per annum by the tenant towards any
service charge which may be levied by Orbit on to the Council);
and
Unit 3
for seven years from 07.02.2025 at a rent of £1650 per annum
(being an uplift of 10% on the 2018 rent)

 

Alternative options considered

1.  
Grant new leases for Units 1&2 and 3;
or

2.  
Decline to grant new leases.
