3.4 That, in consultation with the Leisure, Health and Community
Engagement Portfolio Holder and the Resources Portfolio Holder,
approval be given to authorise the Corporate Director Communities
to enter into a lease for Thornton Little Theatre.

Decision

To grant a new five year lease to the winning
tender made by Cre8tiv Group Ltd. The lease is for a five year term
on an internal repairing basis and is outside the security tenure
provisions of the ’54 Act. As the lease is for less than
seven years section 123 of the Local Government Act 1972 does not
apply however we are satisfied that the rent agreed is a market
rent for the property and represents best value for the proposed
use. This has been tested through the tendering process and receipt
of multiple bids.
