Add Condition (18): ? There shall be no obstruction to visibility over 600mm from garden boundary walls and hedging within those splays shown on drawings DrNo 21-034-PL05 RevD, 1358-02-PHL-1201 RevE, 1358-02-PHL-1202 RevE and 1358-02-PHL-1203 RevC, such splays shall be maintained in perpetuity. Reason: In the interests of highway safety. ?   Additional Informative (05): ? ?Planning approval did not by any means constitute technical approval in terms of any future S38 submission to Somerset Council and the applicants were advised that if there were matters of detail which were not addressed at this stage, it should not be assumed that alterations won’t be required through the technical audit.? Advance payment code would apply to this development.? Future connection to South must be designed for buses. ? The various locations where it would appear there were proposed trees (specifically between two parking bays), it was requested that these were a species of tree where the canopies were taller so that visibility was not obstructed. Please bear in mind that any tree situated within highway limits would attract a commuted sum of £1000 per tree.? The proposals included the use of central drainage channels within some of the access roads/cul-de-sacs, and it was requested that the designer considered the practical implications of such features in terms of both buildability and future maintenance. It was recommended that the designer engaged with the highway authority on this aspect to understand the authority’s experience in terms of construction and maintenance of the drainage features.
