Garages rear of 20-28 Blenheim Drive, Welling, Kent
This application, reference 23/01905/FUL, concerned a retrospective application to vary a condition of a previous planning permission. The proposed amendment sought to retain an increase in the height of three proposed residential dwellinghouses. The report pack indicated that the key issue for consideration was the acceptability of the increased height, particularly regarding its impact on design and surrounding residential amenity. The report recommended granting planning permission subject to conditions.
22 Ranleigh Gardens, Bexleyheath, Kent, DA7 5PD
Application 23/02637/FUL proposed part one/part two storey side and rear extensions and the insertion of roof lights to the side roof slope. The report indicated that the proposal was for extensions to a two-storey detached dwelling. The report recommended granting planning permission subject to conditions, stating that the works would not have a detrimental impact on the character and appearance of the dwelling or the surrounding area, nor would they be harmful to the occupiers of neighbouring properties.
38 Parkwood Road, Bexley, Kent, DA5 3NW
This application, 23/02744/FUL, involved several proposed works: part one/part two storey side and rear extensions to each flank, the erection of a front canopy, conversion of loft space with alterations to the roofline and roof lights, and the erection of a single-storey detached outbuilding for use as an office. Additionally, new boundary walls and iron gates were proposed for the front of the property, along with the provision of a dropped kerb. Amended plans had been received to reduce the height of the proposed front wall and gates. The application 23/02822/FUL was for the erection of a detached two-storey dwelling with associated parking and landscaping. The proposal involved the subdivision of the existing site to construct a four-bedroom, two-storey dwelling. The report highlighted that the site is exposed to elevated levels of road traffic noise due to its proximity to the A2, and an acoustic assessment had not been submitted. The report indicated that the site is a two-storey detached building on the west side of Farwell Road, which is characterised by two-storey dwellings of varying sizes and styles, with examples of significant extensions. 22 Christchurch Road, Sidcup, Kent, DA15 7HQ
Application 23/03201/S211 concerned works to various trees within the Christchurch Conservation Area. The proposed works included pruning a Catalpa, Robinia, Sugar Maple, a group of prunus, and a Whitebeam. The report stated that the main issues were the appropriateness of the works and their impact on the character of the conservation area. The Tree Officer raised no objection. The report recommended raising no objection to the proposed works, noting that they would be appropriate maintenance measures and would not harm the character of the conservation area. This application was referred to the Planning Committee because a co-owner of the property is an employee of the London Borough of Bexley.
