The Planning Committee of Redbridge Council was scheduled to discuss four planning applications for new residential developments. These included proposals for a new dwelling on land used for storage, the erection of flats on the site of the Newbury Park District Synagogue, the provision of semi-detached bungalows on Nightingale Lane, and a new dwelling on a development site behind Argyle Road.
Land Used for Storage Adjacent to 70 Stanley Road, South Woodford
The committee was scheduled to consider an application for the demolition of existing structures and the erection of a one-bedroom dwelling at land used for storage adjacent to 70 Stanley Road, South Woodford. The report pack indicated that this application had been deferred at a previous meeting for a site visit. Objections had been raised by five households concerning the quality of accommodation, loss of privacy, parking, loss of daylight and sunlight, overdevelopment, and the impact on the street scene. The report pack noted that the proposal would contribute to the borough's housing need and that the loss of the storage unit would not result in a significant loss of employment. Newbury Park District Synagogue, 23 Wessex Close, Newbury Park, Ilford
A significant application scheduled for discussion involved the demolition of the existing Newbury Park District Synagogue and the erection of five blocks comprising 6 one-bedroom, 24 two-bedroom, and 5 three-bedroom flats, with associated parking and landscaping. This site had previously been designated as a housing development opportunity site. The final application scheduled for discussion was for a new dwelling at the Development Site Rear of 63 Argyle Road, Ilford, IG1 3BJ. The report pack indicated that the site was a two-storey property converted into flats. Objections had been raised by three parties regarding inadequate infrastructure provision, overdevelopment, and a lack of evidence regarding internal space, amenity space, refuse, and cycle storage. The report suggested that the principle of development was acceptable, contributing to housing needs, and that the design would be transitional, with a satisfactory scale and form. The proposal was noted to have a PTAL rating of 4, indicating good public transport accessibility, and the Highways Officer had raised concerns about the parking layout.
