The Melton Council Planning Committee is scheduled to meet on Thursday, 18 June 2026, to consider three planning applications. These applications involve proposals for new dwellings, the conversion of existing buildings, and extensions to a residential property.
Application for Two New Dwellings at North Lodge, Old Dalby
A proposal to demolish the existing farmhouse at North Lodge, Longcliffe Hill, Old Dalby, and erect two new dwellings is scheduled for discussion. The report pack indicates that the site is located on the northern edge of Old Dalby, a settlement designated as a Service Centre in the Melton Local Plan. While the site is technically outside the defined Limits to Development, the surrounding area has seen significant new housing development, leading officers to consider that the existing settlement boundary may be out of date in this specific location. The proposal includes features such as bat roosts and nesting terraces for house sparrows. Concerns have been raised by local residents regarding the scale of the proposed dwellings, potential overlooking, and the removal of trees.
Conversion of Redundant Dairy Buildings in Saxelbye
The committee will also consider a full planning application for the conversion of redundant dairy buildings at Websters Dairy, 5 Main Street, Saxelbye, into five dwellings. The report pack notes that Saxelbye is classified as a Rural Settlement, and the proposal aims to bring a vacant and deteriorating building, recognised as a non-designated heritage asset, back into use. The conversion would create a mix of two and three-bedroom homes. The application has been deferred previously to allow for further information regarding highway safety, visibility splays, and comments from the Conservation Officer. Local residents and the Parish Council have raised objections concerning overdevelopment, highway safety, parking provision, and the impact on the character of the village.
Proposed Extension and Renovation at 25 Norfolk Drive, Melton Mowbray
A householder application for a two-storey rear extension, demolition of an outbuilding, and renovation of the existing building at 25 Norfolk Drive, Melton Mowbray, is also on the agenda. The report pack indicates that this application has been amended to address concerns raised by officers and neighbours regarding residential amenity and highway safety. The proposal includes alterations to the front elevation and the installation of a sliding gate. While the site is within an established residential estate, over 20 objections have been received from neighbours, primarily citing concerns about the scale of the extension, potential loss of daylight and sunlight, and the overbearing nature of the development. The council's Ecology Officer has raised no objection but recommends biodiversity enhancement measures, such as bat boxes, to be secured by condition.
