The Planning and Development Control Committee of Hammersmith and Fulham Council met on Wednesday 2 April 2025 and unanimously approved the redevelopment of White City Central, White City Estate, London, W12. The approved plans include the demolition of existing buildings and the erection of eight new buildings to provide 253 residential units, a new children's day nursery, and a community centre, alongside associated amenities and public open space.
White City Central Redevelopment Approved
The committee unanimously approved the comprehensive redevelopment of White City Central, located on the White City Estate in London, W12. The approved plans involve the demolition of existing structures to make way for eight new buildings, ranging from one to six storeys in height. These buildings will provide 253 residential units (Use Class C3), a new children's day nursery (Use Class E), and a new community centre (Use Class F). The development will also include associated refuse storage, cycle parking, Blue Badge car parking, an all-weather games pitch, outdoor children's play facilities, and new hard and soft landscaped public open space. A temporary community centre building (Use Class F) will also be erected during the construction phase.
The decision was made subject to no contrary direction from the Mayor of London and the completion of a Memorandum of Understanding detailing various obligations, including affordable housing provision, employment and procurement strategies, car parking permits, open space and play space provisions, biodiversity enhancements, energy and sustainability measures, highway improvements, and monitoring allocations. The Director of Planning and Property, in consultation with the Assistant Director of Legal Services and the Chair of the Planning and Development Control Committee, was authorised to make any necessary amendments to the conditions and the Memorandum of Understanding.
The redevelopment aims to optimise the use of a brownfield site, providing much-needed housing, including 50% affordable housing, and enhancing community facilities. The plans have been developed through extensive community engagement and aim to create a high-quality, sustainable development that integrates well with the surrounding area. Concerns raised by objectors regarding consultation, disruption, loss of green space, and strain on local services were considered, but the committee ultimately deemed the public benefits of the development to outweigh these concerns. The decision also included a financial contribution of £62,500 towards step-free access and capacity improvements at White City London Underground station, as requested by Transport for London.
