The Derbyshire Dales Council Planning Committee scheduled a meeting to discuss several planning applications, including reserved matters for an industrial unit in Ashbourne, the erection of semi-detached houses in Ashbourne, and outline applications for dwellings in Bradley. Councillors were also scheduled to discuss the use of dwellings as holiday lets in Wirksworth.
Planning Applications
Land East of 21 Cavendish Drive, Ashbourne
Councillors were scheduled to consider an application for the erection of two, two-storey semi-detached dwellinghouses on land east of 21 Cavendish Drive, Ashbourne.
The planning officer's report recommended that the application be refused because the proposed development would require the removal of a group of trees which were considered to be detrimental to the character of the local landscape and the setting of Cavendish Drive. The planning officer's report stated that:
The proposed development conflicts with Local Plan Policy S1, PD1, PD3 and PD5 insofar as it requires new development to protect the character and amenity of settlement and to have regard to landscape features
The planning officer's report also stated that the benefits of two dwellings would be limited, and as a result, the presumption in favour of sustainable development would not apply in this instance.
Land South of Yew Tree Farm, Yew Tree Lane, Bradley
The committee was scheduled to discuss an outline application for the erection of one dwelling on land south of Yew Tree Farm, Yew Tree Lane, Bradley, with all matters reserved1.
The planning officer's report recommended that the application be refused, stating that the proposed development would lead to an unwarranted form of residential development and would be contrary to the character and identity of the local area.
8 and 9 Greenhill, Wirksworth
The committee was scheduled to discuss planning applications relating to 8 and 9 Greenhill, Wirksworth. The applications requested a change of use from a dwelling to a holiday let with replacement doors and windows. Application 25/00426/FUL concerned number 8, and sought permission to change the use of the dwelling into a one-bed holiday let. Application 25/00418/FUL concerned number 9, and sought permission to change the use of the dwelling into a three-bed holiday let.
Plot 36 Harrison Way, Ashbourne
The committee was scheduled to discuss an application for approval of reserved matters relating to the erection of one industrial unit at Plot 36 Harrison Way, Ashbourne. The application sought approval for access, appearance, layout, scale and landscaping. The planning officer's report recommended that the application be approved subject to conditions. The planning officer's report noted that Osmaston and Yeldersley Parish Council had asked whether highways had agreed to the new section of road.

The committee was scheduled to approve the minutes of the previous meeting held on 12 August 2025.
