The Guildford Planning Committee is scheduled to meet on 8 October 2025, to consider several planning applications and note recent appeal decisions. The committee will discuss a range of developments, including residential projects, commercial units, and boundary treatments, each assessed against the Guildford Borough Local Plan and the National Planning Policy Framework (NPPF).
Planning Applications
The committee will review and consider the following planning applications:
Tangley Lea, New Road, Chilworth
The committee will consider application 24/P/01592 for the erection of three detached dwellings with associated parking and gardens following demolition of an existing dwelling at Tangley Lea, New Road, Chilworth. This application is brought before the committee because of 20 letters of objection. The site is located near the Green Belt and the Surrey Hills Area of Great Landscape Value, and is near an area of ancient woodland. The application proposes three 4-bedroom detached houses. The planning officer's report notes that the application site was subject to a prior application for six new dwellings, which was refused and dismissed at appeal. The planning officer's report recommends that application 24/P/01592 be approved subject to conditions.
Land at Dennis Way, Slyfield Industrial Estate
The committee will consider application 25/P/00635 for the demolition of existing buildings and erection of flexible commercial units at Land at Dennis Way, Slyfield Industrial Estate. The proposed development would allow use classes B2 (General Industrial), B8 (Storage and Distribution) and Class E(g)(iii) (Light Industrial), with loading areas, car parking, landscaping and associated infrastructure. The application is brought before the committee because of more than 20 public comments objecting to the application. The site is within the Slyfield Industrial Estate, and also adjoins the Green Belt. The planning officer's report recommends that delegated authority be granted to the Assistant Director of Planning to agree the final wording of conditions and grant planning permission subject to a Section 106 agreement being entered into to secure 20% Biodiversity Net Gain and the mandatory 30 year monitoring.
Land to the rear of Manor House Flats, The Street, Tongham
The committee will consider application 25/P/00753 for redevelopment to provide six new homes (2 blocks of flats) with associated amenity space, landscaping, car and cycle parking at Land to the rear of Manor House Flats, The Street, Tongham. The site is within the urban area of Ash and Tongham. The planning officer's report recommends that delegated authority be granted to the Assistant Director of Planning to agree the final wording of the planning conditions and to grant planning permission subject to a S106 agreement being entered into to secure the provision of SANG and SAMM Contributions in accordance with the adopted tariff of the SPA Avoidance Strategy to mitigate against the impact on the Thames Basin Heath Special Protection Area.
1 Guildcroft, Guildford
The committee will consider application 25/P/00969 for the erection of a 2-metre tall fence along Epsom Road at 1 Guildcroft, Guildford. The application is brought before the committee because more than 10 letters of objection have been received. The planning officer's report recommends that application 25/P/00969 be approved subject to conditions.
