The West Buckinghamshire Area Planning Committee met on 22 October 2025, and approved plans for 106 homes at Ashwells Field, Cock Lane, Tylers Green, and for the erection of a terrace of 3 x 2-bed dwellinghouses at a garage site in Hicks Farm Way, High Wycombe.
Ashwells Field Development
The committee delegated authority to the Director of Planning and Environment to approve reserved matters for the Ashwells Field development, subject to conditions, informatives, and suitable arrangements securing planning obligations in the unilateral deed dated 6 March 2020. This decision aligns with the officer's updated recommendation.
This application, numbered 24/07240/REM, concerned the submission of details regarding access, appearance, landscaping, layout, and scale, pursuant to outline planning permission 18/05002/R9OUTE, for the erection of 106 homes. The application site is part of the Gomm Valley and Ashwells residential-led housing allocation, as outlined in Policy HW6 of the Wycombe District Local Plan (WDLP).
The committee noted an update to the plans.

Councillor Larisa Townsend declared that she was a member of Chepping Wycombe Parish Council, but confirmed that she had not participated in any discussion on the application, nor made any comments and was not predetermined. Councillor Michael West declared that he was the Ward Member for the relevant ward of Penn, Tylers Green & Loudwater, but that he did not consider himself predetermined on the application, and felt able to participate fully in the deliberation.
Garage Site Development, Hicks Farm Way
The committee approved application 25/05667/FUL for the erection of a terrace of 3 x 2-bed dwellinghouses and ancillary works, including a modified vehicular access, following the demolition of a garage on Hicks Farm Way. This decision was in line with the officer's recommendation.

Councillor Imran Hussain left the meeting prior to the discussion of this application, and therefore did not take part in the deliberation or vote.
Other Business
- Apologies were received from Councillor Shade Adoh and Councillor Arman Alam.
- The minutes of the meeting held on 24 September 2025 were agreed as an accurate record, pending a minor correction to the spelling of Councillor Alan Sherwell's name in item six.
- The date of the next meeting was confirmed as Wednesday 19 November 2025 at 6.30pm.
- Councillors Matthew Hind, Michael West, Larisa Townsend, Mazamal Hussain, and Alex Collingwood were invited to attend site visits on Tuesday 18 November 2025, if required.
