Progress report on the essential repair and conservation works to Grade 1 Willmer House, Museum of Farnham

This report provides an update on the overall construction programme for the project including work completed and work in progress. It reports the findings of site inspections and detailed surveys carried out from the scaffold and sets out requirements for additional work which is considered essential but is beyond the scope of the contract. The report will recommend an overall increase in the capital budget to take account of the following: - The extension of contract from 69 to 83 weeks, which will result in an additional time claim from the contractor and the professional team for their fees. - additional works identified including taking down and rebuilding 2 chimneys which are structurally unsafe and presenting a major health and safety risk. - deep tamping the mortar joints on the entire facade to refill voids where the original mortar has eroded - applying a project risk contingency of 5% to deal with unforeseen issues and external factors such as the weather. We are awaiting final figures, which will be detailed in the report but we anticipate the total amount requested to be in the region of £240,000. To offset the budget request we are seeking the Executive's approval to proceed with the disposal of a painting which belongs to the Council entitled 'The Cornish Fisher Folk'. The painting has been on loan to Penlee Gallery since 2010. More details of ownership and value will be provided in the report.
