This application is for a change of house type and is recommended for refusal on grounds that the proposed house design fails to reflect the established agricultural history of the site and the strong vernacular character of the former farm buildings thus failing to deliver a distinctive development with a strong sense of local identity. As such the proposal in considered contrary to Policy 14 of NPF4 and Policy R2 of the ALDP 2023.
