That the application number 24/02304/FUL be refused for the
following reasons:
 
(1) 
The introduction of four residential units in this location
represents overdevelopment of the site due to the size, number of
units and increased vehicle movements to and from the site that
would cause detriment to the amenity of nearby residents. The
application conflicts with policies DS1, DS3, DS4 and DS5 of the
Core Strategy Development Plan Document and policies H5 and H7 of
the Haworth, Stanbury and Cross Road Neighbourhood Plan (2021)
and;

 
(2) 
The introduction of four residential units to the site where
there is a high rate of on street parking. The addition of four
residential units and the likely increase in vehicles coming to and
from the site, and increase the likelihood of on street parking by
vehicles associated with the residential units. The proposed
development conflicts with policies DS4 and DS5 of the Core
Strategy Development Plan Document and policy H5 of the Haworth,
Stanbury and Cross Road Neighbourhood Plan (2021).
