To dispose of 0.046 acres
(0.019 hectares) of amenity land adjacent to 7 Doddington Road,
Wellingborough NN8 2JG at £12,500 plus legal and
surveyors’ fees.
 
An application was made by the
owners of 7 Doddington Road to acquire this land to extend their
garden. There are no other potential purchasers so this is a
Special Purchaser situation.
 
Previously the owners acquired
some frontage land about twice the size of the subject
area.  This set a precedent on the value
and an external valuation has been carried out and the price agreed
at £12,500 plus Legal and Surveyor’s costs.
 
The land forms part of Croyland
Gardens and is therefore Public Open Space which means a Section
123 Notice needs to be placed nearby and advertised for two
weeks.  Subject to no objections, it is
recommended that the sale be supported.
 
The land would be subject to a
restriction that it could only be used as garden land.  The buyer will be expected to fence the area and
maintain the cost of the boundary.
