Purpose

9/10
Calverley Terrace has lain largely unoccupied for a number of
years. It is in a poor state of repair and the costs of returning
it to a lettable or fully usable state is uneconomical for the
Council. Alternative uses have been considered but none that would
likely to give a viable return. The building produces a small
income from the Police & the Ambulance Service for the parking
of vehicles and as a staff rest area but Tte Council continues to
spend money on maintaining the asset but for little to no return.
The site has a significant value by returning it to its previous
residential use & this would be best realised by its
disposal.

The Council has received a report from their Property Consultants
which outlines a variety of different approaches for its disposal,
but owing to the site’s history and location it is felt that
it would be best to sell it on an unconditional basis without any
planning consents in place.

Decision

RESOLVED –

 
1.  That the disposal of the land
referred to in the report and appendices be approved.
 
2.  That delegated authority is
granted to the Head of Economic Development and Property, in
consultation with the Director of Finance, Policy and Development,
the Monitoring Officer and the Cabinet Member for Finance and
Performance to negotiate and agree the terms of the disposal be
approved.
 
3.  That authority is given to the
Head of Mid Kent Legal Services to negotiate and complete all
necessary and ancillary legal documentation and formalities to give
effect to these recommendations and the disposal of the land be
approved.

 
REASON FOR DECISION: The sale of the site would provide a substantial capital receipt
for the Council.
