The Planning Committee of Swansea Council met on Tuesday 8 September 2026 and approved a planning application for nine dwellings at the former Greyhound Inn in Llanrhidian. The committee also approved the minutes from the previous meeting.

Greyhound Inn, Llanrhidian

The committee unanimously approved the planning application for the demolition of the former Greyhound Inn in Llanrhidian, Swansea and the erection of nine dwellings. The development will comprise five open market houses and four affordable houses, along with new accesses, parking, and landscaping. This revised scheme is similar to a previously approved and implemented plan, with amendments to the design, layout, and the incorporation of solar panels and air source heat pumps for each dwelling.

Chris Healey, a planning officer, presented the application, highlighting that it was a revision of a previously approved and implemented scheme. He noted that the current application sought full planning permission for nine dwellings, maintaining the same mix of five market and four affordable homes as the original consent. Mr. Healey explained that the site now included a small strip of land previously excluded, and that the design and layout were largely similar to the approved scheme, with minor variations. He confirmed that there had been no objections from consultees and recommended approval subject to conditions and a Section 106 agreement to secure the affordable housing provision.

Alex Smith, speaking on behalf of the applicant, Bradbar Homes Ltd, thanked the planning team and emphasised the importance of the site for the local SME house builder. He stated that the revised scheme aimed to better reflect the vernacular of the Gower Area of Outstanding Natural Beauty (AONB) and that the highways access and parking had been well received. Mr. Smith also highlighted that the applicant had secured terms with Beacon Cymru group to provide the four affordable units.

Councillor Mark Tribe sought clarification on the access to the site and the provision of a pavement onto the main North Gower Road. Chris Healey confirmed that the revised scheme included a pavement, unlike the original layout, and that the access arrangements were different, with separate accesses for the frontage properties and a shared access for the rear dwellings.

Councillor Peter May welcomed the revision, stating it appeared to be an improvement on the 2020 scheme. He commended the involvement of a local contractor and the consideration given to the aesthetics to ensure the development blended into the area, which he felt was important for retaining local families in Gower.

The committee voted to approve the application, with all members voting in favour. The decision was subject to the applicant entering into a Section 106 Planning Obligation/Deed of Variation to secure the four affordable houses as social rented units, to be provided at 42% ACG and meet DQR standards. The affordable dwellings are to be fully constructed before more than three market houses commence above-ground construction. Conditions were also imposed regarding the design and materials of the dwellings, including the use of 'in-roof' solar panels and discreetly located air source heat pumps, as well as landscaping and ecological enhancement measures.

The meeting also formally approved the minutes of the previous Planning Committee meeting held on 4 August 2026.
