The site is located within the main town of Alnwick, as defined by the Northumberland Local Plan, and is also within the Coastal Mitigation Zone, a coal advice area, and an SSSI zone. A public right of way passes to the west of the site. The Alnwick & Denwick Neighbourhood Plan is currently under review.

The report indicated that the recommendation was to grant planning permission, subject to conditions and a unilateral undertaking to secure contributions towards the Coastal Mitigation Service and a Biodiversity Net Gain monitoring fee.

Change of use of land to include tourist visitor accommodation (mobile) and tipi for commercial events (mobile) at Chatton Trout Fishery, Chatton

This application sought permission for a change of use at Chatton Trout Fishery to include mobile tourist visitor accommodation and a temporary tipi for commercial events. The site is an existing commercial fishing business with lodge facilities, touring caravan pitches, and a residential dwelling. The proposed accommodation would be mobile units, and the tipi would be temporary and removed after each event. The site is located in the Open Countryside, near the Chatton Conservation Area.

The recommendation was to grant planning permission, subject to conditions and a legal agreement to secure proposed habitat creation, enhancement, and its subsequent management, as well as a monitoring fee for Biodiversity Net Gain.

S106 Report

The committee was scheduled to receive a report for information on the agreement, monitoring, and collection of S106 contributions throughout Northumberland during the previous month. This report detailed new S106 agreements and unilateral undertakings completed in July 2026, including contributions for Biodiversity Net Gain monitoring fees, healthcare, offsite affordable housing, and open space. It also noted payments made to local community projects, such as Humshaugh Cricket Club and Amble Playzone.
