The planning officer, Katie Park, stated that the proposed dwelling would have a floor area of approximately 640sqm, and would exceed minimum space standards. She also noted that the inspector had previously said that the plot was large enough for a big house.

The Croydon Local Plan (CLP) policy DM10.6 specifies that proposals should protect the amenity of the occupiers of adjoining buildings and should not result in direct overlooking to habitable rooms, or private outdoor space within 10m perpendicular to the rear elevation of a dwelling. Furthermore, proposals should ensure that they do not result in significant loss of sunlight or daylight levels to the adjoining occupiers.
